What the library covers

161 guides cover private residential letting in Wales, England and Scotland. They draw on 104 linked sources from government, regulators, councils and approved deposit schemes, with national rules kept distinct. Each guide explains the situation, practical next steps, evidence to retain and mistakes to avoid. Worked examples illustrate decisions using fictional people and figures.

The library is a starting point for decisions. It does not replace the full law, a site survey, a council decision or advice on a particular dispute. Northern Ireland, commercial leases, agricultural tenancies, supported accommodation, holiday lets and resident-landlord arrangements need specialist checks.

What a checked date means

The date records an editorial source check for the statements in that guide. It is not a solicitor’s approval, an inspection or a promise that no later change has occurred. A review-due warning appears after the scheduled date. An automated page check does not change an article’s editorial review date.

How updates are checked

Every Monday, a monitor checks the registered sources for changes and unavailable pages. Changed pages are compared with the affected guides before an update is published. Scheduled editorial reviews also check upcoming dates and relevant official announcements. New guidance keeps its country, tenancy type and commencement date clear.

A changed page is a prompt to investigate, not proof that the law changed. The monitor covers the sources registered for this library; it cannot guarantee immediate detection of every national or local change. Failed checks and unresolved questions remain open for review. Use the linked official source before serving a notice, starting regulated work or acting on a disputed deadline.

Current rules, future changes and consultations

Each guide identifies its status. Publication, Royal Assent and commencement are different events. Check the country, tenancy type, operative provision and transition before applying a requirement. Local licensing and planning must also be checked for the address.

Sources and forms

Official legislation, regulators and national government guidance support the articles. Competitor resources informed the organisation of the library, not the legal authority of a rule. Prescribed forms remain linked to their publisher so the current version and reuse terms can be checked. A worked example or checklist in a guide is not a prescribed notice or an approval of an individual case.

Public-sector information is attributed to its source. Where applicable it is available under the Open Government Licence v3.0. Other material remains subject to the publisher’s terms. Rentura is not endorsed by those organisations.

Property evidence and calculated dates

A missing upload means evidence is missing from that record. It does not establish that a test was never done or a property is non-compliant. The recorded rules explain the sources and assumptions used for dates shown in Rentura.

Corrections

Send the guide link, the point that needs checking and an official source to hello@rentura.co.uk. Do not include tenant identity documents or private case files. Material corrections should update the affected guide, its sources and review date together.
