A window replacement can affect more than appearance and heat loss. The correct specification depends on the country, building and room.
Check constraints before ordering
- Review listed-building, conservation, planning and lease restrictions.
- Identify any required escape opening or fall-protection arrangement.
- Confirm the correct approval or certification route with the relevant body.
Coordinate performance
- Specify suitable glazing, opening, ventilation, weather resistance and security.
- Consider how improved airtightness affects moisture and extract ventilation.
- Check restrictors and locks do not undermine required escape.
Inspect and hand over
- Test opening and closing, seals, safety devices and any vents.
- Obtain the required compliance documents and warranties.
- Explain use and report any defect promptly rather than relying only on the installer's guarantee.
Ask for a written ventilation and handover specification
For England, the Approved Document F questions explain why a disclaimer is not a substitute for complying with the ventilation requirements. Wales and Scotland require their own applicable guidance.
- Ask the designer or installer how the replacement affects background ventilation, purge ventilation and existing mechanical systems. Record the basis for keeping or changing vents rather than accepting 'the old window had none' as the answer.
- List each room, opening arrangement and any escape or safety requirement in the quote. Resolve conflicts between a restrictor, security lock and required escape function before manufacture.
- At handover, obtain the country-appropriate compliance evidence and operating instructions. Check that installed vents work and that occupants can operate any required escape opening.
Example: new airtight windows replace draughty units
A fictional upgrade reduces uncontrolled air movement. Review ventilation as part of the design so the home does not develop moisture problems. Better thermal performance alone is not the complete specification.
What to do
- Check planning, lease and building requirements.
- Agree a specification covering ventilation, safety and any escape role.
- Retain installation and compliance evidence and test operation.
Evidence to keep
- Existing arrangement, agreed specification and permissions.
- Installer records, compliance or completion documents and handover.
