A roof leak may require urgent protection inside the home while external work waits for safe conditions. Keep those two parts of the response coordinated.

Protect the occupied home

  • Identify active water entry, loose materials and affected electrical fittings.
  • Keep people away from unsafe areas and arrange appropriate emergency help.
  • Explain any temporary room restriction and consider alternative arrangements if essential space is unusable.

Diagnose and plan the roof work

  • Ask the roofer to identify the cause, extent and safe access method.
  • Notify the insurer and building owner where relevant, preserving evidence while allowing necessary safety work.
  • Check approvals, asbestos information and shared-roof responsibilities before intrusive repairs.

Verify more than the roof surface

  • Obtain a description and photographs of the completed repair.
  • Assess wet insulation, timbers and internal finishes and allow appropriate drying.
  • Follow up after suitable conditions to check recurrence rather than closing the case when a patch is applied.

Example: weather prevents immediate roof access

A fictional contractor cannot safely work during high winds. Record that constraint, arrange safe internal protection and give a clear update and next attendance plan. The weather delay does not remove the need to manage risks inside the home.

What to do

  1. Assess danger from water, electrics and ceilings.
  2. Arrange competent temporary and permanent work.
  3. Check drying and internal damage after the source is repaired.

Evidence to keep

  • Report, safe photographs and weather-related observations.
  • Roofer findings, temporary work, permissions and completion evidence.
