A benefit delay and a permanent shortfall require different responses. Establish what is known without treating an expected award as money already received.

Find the specific problem

  • Ask whether the issue is a new claim, housing-cost verification, a changed award or a payment that has not arrived.
  • Provide accurate tenancy, rent and landlord details where required. Correct an address or rent discrepancy promptly.
  • Encourage the tenant to use their own Universal Credit account or adviser to resolve claim questions. The landlord may not be entitled to see all claim information.

Manage the temporary gap

  • Record what the tenant can pay now and the date on which the position will be reviewed.
  • Separate the expected housing payment from any ongoing difference between the award and contractual rent.
  • Consider managed payments where appropriate, but do not present an application as immediate guaranteed income.

When money arrives

  • Check the period covered and allocate the receipt once. Do not assume a larger payment clears every later period.
  • Send an updated balance and revise the plan for any remaining debt.
  • Before formal recovery or possession, obtain advice on relevant benefit-delay rules and the country's process.

Example: the award arrives after another rent date

A fictional tenant's delayed payment covers an earlier assessment period, while a later rent instalment has also fallen due. Allocate the receipt to the supported period and show the remaining balance. Avoid telling the tenant the account is clear until the full schedule is reconciled.

What to do

  1. Confirm the rent evidence needed and provide it accurately.
  2. Agree a temporary payment and review arrangement.
  3. Reconcile the eventual payment to the periods it covers.

Evidence to keep

  • Rent statement and documents supplied for the claim.
  • Relevant payment information shared by the tenant and the agreed review dates.
